What Are Timeshares?

A timeshare is a shared ownership model where multiple individuals purchase the right to use a vacation property (like a condo or resort unit) for a specific period each year, typically in one-week increments. Owners pay an upfront purchase price, often thousands or tens of thousands of dollars, plus annual maintenance fees.

How Timeshares Work

  • Ownership Types: Timeshares can be "deeded" (you own a fraction of the property) or "right-to-use" (a lease-like agreement for a set number of years). Some operate on a points-based system, allowing flexible usage across properties within a network.

  • Usage: Owners are assigned specific weeks or use points to book stays at the property or affiliated resorts. Booking may require advance planning, and availability can be limited.

  • Costs: Beyond the initial cost, owners pay annual maintenance fees (often $500-$2,000), regardless of usage, plus potential special assessments for property upgrades or repairs.
